Fannie Mae is a leading source of mortgage financing in the United States. We help make affordable housing accessible to homeowners, homebuyers, and renters across the country and achieve this with the help of our housing partners. They include mortgage lenders and servicers, housing counselors, real estate agents, and other industry professionals. Our ongoing efforts to improve our operations and make the housing finance system safer and more effective is evident in our two primary lines of business:

Single-Family

Our Single-Family business helps mortgage lenders safely originate mortgages. Our funding helps preserve the 30-year, fixed-rate mortgage, an industry standard for many homebuyers. The popular mortgage loan helps homeowners by offering stable, predictable mortgage payments over the life of the loan.

The variety of mortgage financing solutions we offer our mortgage lenders supports a diverse group of homebuyers and homeowners in all markets and during all economic cycles. The products inspire lenders to originate and tailor mortgage loans that meet the needs of today's homebuyer.

At Fannie Mae, we provide liquidity to the single-family market by purchasing and guaranteeing mortgage loans made by lenders and issuing debt securities and mortgage-backed securities that attract global investors to finance U.S. housing.

Altogether, we provide liquidity to the mortgage market, enabling our lender partners to extend credit to borrowers across the U.S. to buy, refinance, and rent homes.

Multifamily

Fannie Mae is a market leader for financing multifamily properties. Our Multifamily business works to ensure that access to quality, affordable rental housing is available in markets across the country.

The cornerstone of our Multifamily business is our Delegated Underwriting and Servicing (DUS®) program. DUS is a unique model that leverages private capital, aligns interests through risk-sharing, and supports life-of-loan servicing. We work with a network of approved multifamily lenders (DUS lenders) to finance rental housing. DUS lenders are authorized to underwrite, close, and deliver loans on our behalf, and in exchange they share the risk of loss on those loans.

We securitize multifamily loans into mortgage-backed securities in order to provide liquidity to the multifamily market and increase available funds in the financial system. This helps ensure funds are available to finance rental housing.
