Home Sales Forecast Upgraded in May Outlook
Total single-family home sales are expected to close 2025 at 4.92 million units, with existing home sales accounting for 4.24 million of those units, according to the May 2025 Economic and Housing Outlook from the Fannie Mae Economic and Strategic Research (ESR) Group.

Fannie Mae today published the results of its May 2025 National Housing Survey® (NHS), which includes the Home Purchase Sentiment Index® (HPSI), a measure of consumer sentiment toward housing. Month over month, the HPSI increased 4.3 points to 73.5.

Home Price Growth Remains Steady in First Quarter
Single-family home prices increased 5.2 percent from Q1 2024 to Q1 2025, largely unchanged from the previous quarter's year-over-year growth pace of 5.3 percent, according to the latest reading of the Fannie Mae Home Price Index (FNM-HPI).
