MBS Buyup and Buydown Ratios

Lenders may buyup or buydown the guaranty fee rate on loans in a Fannie Mae Mortgage-Backed Security (MBS) in exchange for a one-time payment from or to Fannie Mae. Buyup/buydown ratios are posted by MBS issue month for most MBS-eligible products.

Access to this information is provided to approved Fannie Mae seller/servicers and is granted upon entry of a valid user ID and password.

Customers should consult their MBS contract to determine if "early" or "late" posting ratios are applicable. Please contact your Customer Account Representative with any questions concerning buyup/buydown ratios.

  • Early Posting - on the sixth business day of the month prior to the month of issue for which the ratios are effective.
  • Late Posting - on the sixth from last business day of the month prior to the month of issue for which the ratios are effective.
