Several organizations provide a certification that a multifamily property met energy efficiency, water efficiency or other environmental sustainability criteria. Properties may be newly constructed or retrofitted to meet the criteria.
Properties with a current, recognized certifications are eligible for preferential pricing on their loans. The property must be awarded the certification prior to rate lock; properties with certifications "in progress" at the time of rate lock are not eligible. Recognized certifications include those from the organizations listed below. Loans on properties with Green Building Certifications will be disclosed as a Green MBS.
At this time Fannie Mae does not recognize the US Green Building Council's LEED Neighborhood Development (ND) as eligible for the Green Building Certification Pricing Break. LEED-ND is awarded to an entire development site, and is not property-specific.
