Fannie Mae Releases Enhanced PoolTalk with Loan Level Disclosure

On March 5, 2012, Fannie Mae released an enhanced version of PoolTalk^®, an online disclosure tool for Mortgage Backed Securities (MBS).  The new PoolTalk application streamlines the process for viewing and downloading MBS disclosures by consolidating them into one application.  The newly released downloadable Loan Level disclosure (LLD) file is also accessible in PoolTalk. 

The new PoolTalk application uses simple horizontal navigation.  The home page provides easy access to Search and Advanced Search functions as well as the disclosure data files: 

• New Issues Statistics data files:  New Issues Pool Statistics (NIPS), New Issues Loan and Collateral Statement (NILCS), and the new LLD file
• Monthly Reporting Files: 
  • MBS Stats^TM
  • Fixed-Rate Quartile File
  • ARM Stats^TM
  • GEO Stats^TM
  • Adjustable-Rate Quartile File
  • Supplemental File
  • Interest Only Disclosure File
  • DMBS Stats^TM
  • Actual/360 Fixed-Rate MEGA and Actual/360 ARM MBS File

Note:  The Pool Data Direct application will be deactivated in the third quarter of 2012.  After deactivation, users who access this tool through a bookmarked URL will be redirected to the PoolTalk Monthly Reporting Files tab.

Other features on this page include:  

• Portfolio Tab
  A brand new feature is the portfolio option.  Registered users will be able to monitor their selected securities when logged into Portfolio. Registering for a user ID is quick and easy. This new feature provides users an at-a-glance view of summary data and documents for a particular group of securities.  Drilling down to the details is as simple as clicking on the CUSIP. 
• Quick Securities Locator Tool
  Search by pool, CUSIP, or trust number

To view details on a specific security, select the CUSIP link to access the following data:

• Security Details
• At Issuance Statistics
• Ongoing Statistics
• At Issuance Documents, which include:
  • Applicable Prospectus
  • Prospectus Supplement
  • Trust Documents

These convenient features eliminate the need to go to multiple locations to retrieve disclosure documents. As a result, the eProSupp application has been deactivated; users will be redirected to the new PoolTalk application.
