The Delegated Underwriting & Servicing (DUSTM) product line offers competitive pricing; flexibility in loan term, amortization, and yield maintenance prepayment premium or defeasance options; and access to Wall Street when that is the best pricing option. Under the DUS product line, Fannie Mae purchases individual, newly originated mortgages from specially approved DUS Lenders. Because DUS Lenders share the risk of loss with Fannie Mae, they are able to originate, underwrite, close and service DUS mortgages, then sell them to Fannie Mae without our prior review. This permits DUS Lenders to provide borrowers the prompt service they want.

DUS is available for conventional and Targeted Affordable Housing transactions; balloon and fully amortizing, fixed- or adjustable-rate mortgages; and for existing and recently completed buildings. DUS also offers forward commitments for Targeted Affordable and certain affordable Market Rate developments that will be newly constructed or rehabilitated.

DUS has been continuously available since mid-1988. To date, Fannie Mae's DUS book of business is $96 billion in outstanding DUS loans.
