Actual 360 Weighted Average Pass-Through Rates
Beginning in February 2005 Fannie Mae will provide a file to be posted on Pool Data Direct containing current actual/360 weighted average pass-through rates for all active actual/360 fixed rate Megas. The data in the monthly file will be displayed in two columns -- the Pool Number and the Current Actual/360 Weighted Average Pass-through Rates for all active Actual/360 Fixed-Rate Megas. This data will be available after 7 p.m. on the 4th business day of each month.

Note: The weighted average pass through rate displayed may vary slightly from month to month due to rounding.


DMBS Disclosure
Fannie Mae announced that beginning in December 2004, the company will include data for DMBS pools on a new file to be posted on Pool Data DirectTM and on PoolTalk®. Data will be made available on the 4th business day of each month.

Fannie Mae Continues to Enhance Mortgage-Backed Securities Disclosures
Fannie Mae announced that beginning in August 2004, the company will include data for Mega pools on the monthly Supplemental file and will provide a new file for MBS pools with initial interest only periods. These newly disclosed data will be posted on Pool Data DirectTM and on PoolTalk®. For more information, see the July 29, 2004, news release. Interest Only Disclosure
As part of Fannie Mae's continuing commitment to enhance our disclosures and achieve total transparency for our MBS investors, beginning in August 2004, Fannie Mae will provide more detailed information on its MBS products with initial interest only periods. For more information on the additional data to become available, see the July 9, 2004, announcement.

Fannie Mae Corrects Data Posting for Four MBS Pools
Due to a servicer reporting error, the data released Wednesday, July 7, 2004, for four Mortgage-Backed Securities (MBS) were noted incorrectly in the MBS StatsTM file. For more information on the corrected data and updated factors, see the July 9, 2004 news release.

Fannie Mae Corrects Data Posting Error for Eight MBS Pools
Fannie Mae announced today that due to a technical error, the data for five Mortgage-Backed Securities (MBS) and three Mega pools released were noted incorrectly in the MBS StatsTM file. For more information on the corrected data and updated factors, see the March 9, 2004 news release.

October 2003 Factor Correction
Due to a servicer reporting error, the October 2003 factor reported in the October 6 MBS StatsTM file for MBS pool CL-726415, a 5.0 percent 30-year fixed rate pool (CUSIP 31402EAQ1), was incorrectly stated as 0.09800664 and has been corrected to 0.97999572. The servicer reporting error also affected the October factor for Fannie Mega® pool CL-555678, also a 5.0 percent 30-year fixed rate security (CUSIP 31385XJX6), which was incorrectly stated as 0.94543644 and has been corrected to 0.98222412.

July 2003 Factor Correction
The July Factor for pool HY-382237 was incorrectly stated on the July 7th Factor file as 0.00000000 and has been corrected to 0.97446430 to reflect the original payment schedule of this pool.

Changes to 'SERVICER-NAME' Field on Trading Factor File
Commencing with the June 2003 Trading Factor File, Fannie Mae will make two changes to more accurately reflect the seller of loans in a pool. First, the "SERVICER-NAME" field header will be changed to "SELLER-NAME". The "SELLER" identifies the Fannie Mae-approved mortgage lending institution that sold the loans backing the security. Second, for MBS formed from portfolio loans, the "SELLER" will be identified as "MULTIPLE POOL" rather than "FANNIE MAE PORTFOLIO POOL". This change is being made to reflect that "MULTIPLE" mortgage lending insitutions sold the loans backing the security. The file's layout will not be affected by these changes.

All Fannie Mae portfolio pools will reflect this change, including those pools issued before June 2003 and listed in previous Trading Factor files.

The seller name for other Fannie Mae pools with more than one seller will not be impacted. The SELLER-NAME field for those pools will continue to show "MULTIPLE POOL".


Reminder: The six new data elements that Fannie Mae began disclosing in April for new issuances will be added to the disclosures for all pools issued on or after May 1, 1996, in the Supplemental file on Pool Data Direct that will be released on or about June 12, 2003. The six new data elements are: loan-to-value ratio, credit score, loan purpose, occupancy type, property type, and servicer. For more information, see the April 1, 2003 news release.
