More Liquid InterestFirstTM ARM MBS Subtypes Now Available
September 2, 2005
Effective September 1, we are replacing 11 of the less
liquid InterestFirst ARM MBS subtypes with more liquid
subtypes. These changes will provide more opportunities
to include InterestFirst product in Megas. Only new issue
standard InterestFirst pools will receive the new subtype
assignments; outstanding pools will remain the same. The
specific changes are highlighted in the chart listed below.
InterestFirst ARM MBS issued on or after September 1, 2005
will be assigned the new subtypes. There will be no change
to Fannie Mae’s delivery process. ARM subtypes are
assigned by Fannie Mae based upon information Lenders provide
on the Schedule of Mortgages. ARM Plan Numbers are not
affected by this change, and Lenders should continue to
use the appropriate Plan Numbers specified in their MBS
Contracts.

Fannie Mae continually strives to provide ARM MBS information that is as effective
and informative as possible. As announced in the Adjustable
Rate Mortgage MBS Disclosure Enhancement (PDF) earlier this year, we implemented
standardized ARM MBS subtype characteristics on June 1, 2005. As an extension
of that effort, from time to time we will decrease the number of subtypes available
for use.
Effective September 1, 2005, the subtypes on the attached list will no longer
be available for pool assignment or posted on FannieMae.com. As of July 1, 2005,
there are no MBS pools outstanding with these subtypes.

Fannie Mae Enhances ARM Subtype Process
April 6, 2005
To continue providing ARM MBS disclosure that is as effective and informative as possible, Fannie Mae is improving the ARM MBS subtype assignment process. Effective June 1, 2005 we will amend the subtype attribute descriptors for the Initial Fixed Period, Interval Rate Cap, and Convertibility fields. By broadening the descriptors of certain fields, we will funnel more newly created ARM MBS pools into like subtypes. Over time, this will decrease the number of outstanding subtypes. Fannie Mae will begin disclosing ARM Subtype detail in a single consolidated report effective immediately, enhancing users ability to load data to automated systems.

DMBS New Issues Made Available
January 28, 2005
As part of Fannie Mae's continuous efforts to enhance disclosure efficiencies, Fannie Mae will include Multifamily Discount Mortgage-Backed Securities (DMBS) pool information in the daily New Issues file beginning January 31, 2005. The current timing, layout, and structure of New Issues files will not change because of this enhancement.

Fannie Mae Enhances Disclosure Data for SMBS

Fannie Mae has enhanced access to a number of data elements for Stripped Mortgage-Backed Securities (SMBS) reported on PoolTalk®. Investors may now directly obtain additional statistics for SMBS with a Single Mega Collateral Subgroup. Quartile distributions are provided by Loan Size, Coupon, LTV, Credit Score, Loan Term, Loan Age, and Months Remaining to Maturity. In addition, statistical distributions are provided by Origination Year, Geographic Location, Loan Purpose, Property Type, and Occupancy Type. Investors may search for a specific SMBS by CUSIP or Trust Number on PoolTalk® and then be linked directly to the disclosure data for the collateral subgroup.

Fannie Mae to Correct Loan Pay-Off Cashflow Discrepancy for MBS Pools

Fannie Mae today announced that, with respect to 234 loans in 169 Mortgage-Backed Securities (MBS) pools, it will pass-through pay-off proceeds that were delayed due to a servicer's failure to report and remit payment to Fannie Mae.

New Multifamily DMBS Base Prospectus
January 3, 2005
Effective for Multifamily Discount Mortgage-Backed Securities (DMBS) issued on or after January 1, 2005, Fannie Mae will disclose information to DMBS investors by using our new stand-alone DMBS Prospectus instead of our Multifamily MBS Prospectus. We decided to use a separate DMBS Prospectus so that the disclosure provided to investors will be more tailored to DMBS securities. We will also reformat the narrative part of the prospectus supplement to make the information more relevant to DMBS investors. We are taking these steps as part of our continuing effort to review and improve the disclosures we provide to investors.
